About the role
A well-established commercial general contractor seeks an experienced preconstruction manager to lead preconstruction activities for complex commercial building projects in Western North Carolina. The role encompasses the entire project lifecycle from early conceptual planning through estimating, budgeting, design development, GMP preparation, and construction handoff. This is a confidential search conducted on behalf of an established commercial construction organization; full-time, permanent, on-site in the Asheville, NC area. U.S. work authorization required; employer sponsorship not available.
Responsibilities
Lead complete preconstruction process from concept through construction handoff Develop conceptual, schematic, design-development, and final construction estimates Prepare and manage project budgets, cost models, quantity takeoffs, and GMP proposals Review drawings and specifications for scope, cost, risk, and constructability Solicit and analyze subcontractor and supplier pricing Develop subcontractor bid packages and coordinate trade participation Identify scope gaps, cost exposures, and project risks Lead value engineering and cost-reduction initiatives Provide constructability reviews during design development Develop preliminary schedules, milestone plans, and logistics strategies Coordinate with project executives, managers, superintendents, and operations personnel Work with owners, architects, engineers, consultants, subcontractors, and suppliers Present budgets, cost updates, and recommendations to clients Support proposal development and business-development activities Manage multiple projects in a deadline-driven construction environment Ensure organized transition of projects to Operations
Requirements and skills
5+ years of commercial construction experience involving preconstruction, estimating, project management Strong knowledge of commercial construction estimating and preconstruction processes Experience developing project budgets from conceptual design through final construction documents Experience managing subcontractor and trade partner pricing Ability to read architectural, structural, civil, MEP, and construction documents Knowledge of construction means and methods, scheduling, procurement, contracts, and project delivery Experience evaluating project risk, constructability, scope, and cost Strong communication and presentation skills Ability to work directly with owners, architects, engineers, subcontractors, and internal teams Strong organizational, analytical, negotiation, and problem-solving abilities Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred) Preferred experience: healthcare construction; K-12 or higher-education construction; municipal or government projects; institutional construction; large-scale commercial construction; Construction Management-at-Risk (CMAR); Design-Build; Guaranteed Maximum Price (GMP) development; conceptual estimating; value engineering; constructability reviews; preconstruction scheduling and logistics; subcontractor procurement and bid leveling
